  • Primary Purpose of Position:

    Review, manage, audit and analyze all financial matters related to assigned portfolio and portfolios of others. Provide primary support to Accounting Manager and facilitate financial matters for assigned portfolio.

    Essential Functions:

    • Review quarterly Audit Binder for Assistant Property Accountant and assist Accounting Manager/Regional Controller in the review of Property Accountant Audit Binder.

    • Assist Accounting Manager/Regional Controller in the preparation of materials for the annual business plan meeting.

    • Responsible for Fixed Asset and Recurring Billing review for assigned portfolio.

    • At the direction of Regional Controller/Accounting Manager, assist in the implementation and analysis of complex transactions for the region (acquisitions, dispositions, complex leases, debt transactions, etc.).

    • Provide direction, motivation and training to Assistant Property Accountants including involvement in hiring process and annual reviews.

    • Review tenant operating and real estate tax escalations monthly payment and annual true-up for Assistant Property Accountant and assist Accounting Manager review as needed.

    • Responsible for all financial matters related to Closing the Books process each quarter.

    • Analyze quarterly Audit Binder in accordance with GAAP including all supporting schedules as required.

    • Directly responsible for the accuracy and completeness of their general ledgers.

    • Present formal revenue and expense variance explanations via VET tool on a quarterly basis in conjunction with property management.

    • Analyze and prepare tenant operating and real estate tax escalations for assigned properties' monthly payment and annual true-up.

    • Manage, analyze and interpret tenant leases.

    • Review recurring billings for the tenants in their portfolio and ensure they are billed correctly for charges per their lease.

    • If applicable, for lender and/or third party requirements perform analysis and develop financial reports and related schedules.

    • Serve as a resource and assist with preparation of portfolio annual budgets and quarterly re-forecasts.

    • Responsible for understanding all legal documents related to assigned properties. For example, Management agreements, development agreements, joint venture agreements, mortgage documents, etc.

    • Provide Accounting Manager / Regional Controller with support as needed.

    Non-Essential Functions:

    • Perform other duties as assigned.

    Requirements and Qualifications:

    • BA/BS degree in Business Administration or Accounting required.

    • A minimum of 4-7 years of accounting experience required. Previous accounting experience in commercial real estate industry required.

    • Demonstrates a comprehensive understanding of property operations using knowledge and experience.

    • Exemplifies proven leadership skills by showing initiative, serving as a role model, demonstrating accountability and a shared sense of commitment to the organization.

    • Solid computer skills with proficiency in MS Excel required.

    • Proven organizational skills with ability to set priorities. Manage multiple projects and meet deadlines.

    • Self-starter capable of finding solutions with minimal supervision.

    • Ability to interact with co-workers, tenants or vendors in an articulate, courteous and business-like manner at all times.

    • Ability to work under pressure.

    • Ability to work independently, as well as part of a team.

    • Adaptability to changing demands.

    Physical Requirements:

    • Involves work of a general office nature usually performed sitting such as operation of a computer.

    • Involves work of a general office nature usually performed standing such as operation of a fax and printer.

    • Involves work such as tours throughout property portfolio usually performed by walking and by climbing stairs.

    • Involves movement between departments to facilitate work.
