    Job Title: Elevator Consultant

    Job Summary: EMCOR Government Services has an immediate need for an Elevator Consultant in Arlington, VA. The Elevator Consultant will provide a unique ability to provide complete design and project management package. The Elevator Consultant, in conjunction with Consultants of other disciplines, which make-up EMCOR Government Services can provide complete design specifications for all work required for the project, not just the vertical transportation portion. This is a hybrid role and requires travel to sites in the MDV area and Mid Atlantic area on a regular basis and 10% travel to other US locations.

    Essential Duties and Responsibilities: The Elevator Consultant offer the following consulting/inspecting services:

    Maintenance and Equipment Evaluation:

    • Perform contract management on accounts.

    • Perform surveys and provide a report to the elevator maintenance contractor of specific items or conditions that need attention to improve the overall elevator performance and reliability.

    • Address all performance issues with elevator contractors.

    • Audit all extra billing invoices and address any issues with the elevator contractors.

    • Evaluate all proposals submitted to the client by the elevator contractor and advise client.

    • Conduct annual evaluations of the elevator contractor's performance to the terms of the contract.

    Due Diligence and Acquisition Reviews

    • Survey existing vertical transportation equipment operations and provide a report on its performance.

    • Evaluate existing conditions of the equipment.

    • Provide budget pricing for equipment recommended for replacement.

    • Survey to determine compliance with America Disability Acts (ADA) and national/local codes, laws, and/or statutes.

    New Elevator Construction Projects

    • Perform traffic studies to determine equipment requirements.

    • Create specifications for all aspects of vertical transportation project.

    • Perform bid analysis from all elevator contractors and submit a report to client.

    • To review shop drawings and evaluate any change orders.

    • Audit all progress billing and approve for client's payment

    • Perform project management functions and attend progress meetings.

    • Perform final inspection and provide a punch list at substantial completion of project and submit a report for acceptance to client.

    Modernization Projects

    • Perform survey of existing equipment to determine for replacement.

    • Create modernization specifications including any building work that needs to be performed for a turnkey project.

    • Evaluate bids from elevator contractors and advise client on your findings and recommendations.

    • Review shop drawings and evaluate any change orders.

    • Audit all progress billing and approve for client's payment.

    • Perform project management functions and attend progress meetings.

    • Perform final inspection and provide a punch list at substantial completion of project and submit a report for acceptance to client.

    Code Inspection

    • Perform Periodic and Category 1 and 5 code inspections in jurisdictions that permit Third Party Inspectors.

    • Must possess specific experience in vertical transportation construction and modernization.

    • Previous vertical transportation consulting and/or inspection experience preferred.

    • Knowledge of model codes and standards including local building codes, law and regulations.

    • Possess a QEI (Qualified Elevator Inspector) certification or meet the necessary requirements to obtain one within three (3) months of employment start date or as agreed.

    • Be willing to travel to perform duties and tasks.

    • Strong experience with Windows and MS Office.

    • Excellent communication skills, both verbal and written.

    • Ability to work independently and as a member of a team; ability to adapt to ever changing priorities.

    • Valid Drivers License

    • Must be willing and able to travel to job sites in the MDV and Mid Atlantic area on a regular basis. 10% travel to other US locations.
