The purpose of the position of the Special Servicing Representative II is to successfully manage the delinquency level of aFreddie Mac Sub-Servicingportfolio and to mitigate loss/maintain cash flow by utilizing the most appropriate alternative to foreclosure by analyzing the facts of each case assigned to them for the best method to lower the potential loss which would result from the completion of a foreclosure and convincing the mortgagor to cooperate in the application of that alternative action according to Freddie Mac Guidelines.

Responsibilities:
* Collect daily on delinquent accounts and system updates of activity for accounts. * Handle all inbound and outbound collection calls. * Collect mortgage payments, outstanding fees and corporate advances. * When unable to fully collect the outstanding debt, review the borrower’s financial situation for a workout alternative. * Use MSP LPS, WP2 and other Freddie Mac and internal tools to review of the borrower’s financial package and other documents to make the best decision for the borrower and the company and to record the result of the mitigator’s conversations and analysis on the system of record. * Use MSP LPS, HMP NPV and Excel and other tools to assist with the loss severity calculations and in drafting the details of the workout option recommended as applicable. * Monitor the loss mitigation/special servicing workout process through its completion, including borrower follow-up. * Approving or obtaining necessary approval for all decisions made with respect to the workout option which appears most appropriate and which is agreed to by the mortgagor. * Maintain a work queue for target date and goals. * Responsible for following loss mitigation/special servicing procedures. * Identify potential problems and timely communicate them to management. Additional Duties: * Assist with any additional duties as assigned by management. * Additional responsibilities as required by management. * Train and oversee workout efforts for all accounts 60+ days delinquent. * Assist with new hire special servicing training and development.
Qualifications:
Education: * High school diploma or general education degree (GED) or equivalent combination of education and experience * College degree preferred Work Experience: * Minimum of 2 years previous collection and loss mitigation/special servicing experience in Freddie Mac Loss Mitigation.
Other Skills: * Freddie Mac WP2 use and default reporting understanding. * Excellent teamwork and organizational skills. * Extensive knowledge of loss mitigation workout options available preferred. * Extensive knowledge of real estate law. * Extensive knowledge of foreclosure. * Effective customer service. * Excellent written and oral communication skills. * Excellent negotiation skills verbal and written. * Excellent analytical skills.
