Unique intellectual property, such as behavioral-science principles, artificial intelligence driven scripting engines and risk decision models are used to reduce performance variability and improve compliance and overall performance for Altisource and its clients.
Reporting Overview:
Altisource’s Title Search and Services business unit is responsible for performing title searches on defaulted properties, foreclosure initiation and coordination, title issue resolution and claims activities, as well as coordinating real-estate closings nationally for a large portfolio of real-estate assets. Ensuring that title is ‘clean’ prior to marketing and sale is a critical the success of any REO asset disposition strategy. This position is an exciting opportunity for a self-motivated, process oriented individual to contribute significantly to organizational profitability. Altisource is a high-volume, fast-paced environment where individual initiative and performance are rewarded.
This position will provide training, negotiation, and resolution for a specific set of title issues. This role will be heavily involved in the implementation of people, process, and technology plans to deliver excellence. The candidate selected for this position will work with off-shore teams in a multi-cultural environment to produce exceptional results.
Responsibilities:
· Perform research of origination and closing documents to identify the existence of Homeowner or Condo Associations. Once identified, perform research to obtain contact information of association, management company or attorney. · Contact associations to request payoff. Negotiate payoff amounts; work to obtain concessions to amounts that are unwarranted or disallowed. · Coordinate the payment of HOA and Condo Association fees. Ensure that assessments are paid to date prior to closing. · Perform document submission duties to order inspections necessary for obtaining certificates of re-occupancy or vacant property registration. Coordinate with vendors and other external parties to understand and satisfy municipal requirements. Coordinate the payment of fees for services. · Research, negotiate and resolve code violation fines or fees. Interface with Property Preservation group to report the need for remediation or repair actions to be taken. Follow up on completion of remediation or repair actions and coordinate the payment of fines and outstanding fees. · Proactively calling a variety of parties including building officials, realtors, vendors, and other internal parties is required. · Mentor and coach remote staff members in resolving issues.
Key Results Areas:
· Ability to think creatively and negotiate assertively. · Number of issues resolved per month - ability to handle significant case-load. · Speed of issue resolution - ability to quickly drive satisfaction of outstanding assessments, fees, and fines. · Effective development of training material for off-shore team.
Qualifications and Experience:
This position requires a minimum of five years experience in the real estate finance industry with a demonstrated pattern of advancement and a breadth of experience. A minimum of three years experience in a title curative, title claims processing, or closing coordination role is required.
The candidate should also possess the following characteristics:
· Experience in a fast-paced, high-volume title operation · Experience identifying creative ways to resolve title issues. Use exceptional problem-solving skills to resolve issues and train staff members to think and act in a results-oriented fashion. · Knowledge of multi-state requirements for resolving pre-closing issues. · Exemplary communication skills, both written and verbal. Expertise in communicating with a variety of parties to accomplish objectives. · Maintain clear and accurate documentation and notes. · Experience proactively cross-training personnel · Excellent and highly disciplined organizational, time-management, and follow-up skills are required · Ability to work with cross-functional, multi-cultural teams
